The Impact Electrical and Security Services team were called out recently by a landlord whose tenants were having problems with a shower that kept tripping. This meant they had to keep resetting – always a sign there’s a problem. Once we took a look we found a horrible mess of cables, worn and pretty dangerous to be honest. The landlord booked in a fuse board change straight away, and a full Electrical Inspection Condition Report (EICR).
Ensuring that the electrics in a rental property are safe for tenants to use is now a legal requirement. Failure to have an Electrical Safety Certificate proving that this is the case, can land you with a hefty fine or even a prison sentence. In our experience, most landlords want to comply with the EICR regulation, but often they’re not sure what they need to do.
